S2 Mortgage Group, operating under M.O.S. MortgageOne Solutions Ltd., handles personal information in accordance with the federal Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario law.
What we collect
To assess and arrange mortgage financing we collect identifying information such as your name, contact details, date of birth and government identification; financial information such as income, employment, assets, liabilities and credit history; and property information such as address, value, tax status and existing mortgage details.
Sensitive identifiers including your Social Insurance Number and financial account numbers are never collected through this website. They are collected only where required by a lender, through a secure application system.
Why we collect it
- To determine which mortgage products and lenders you may qualify for
- To prepare and submit applications to lenders on your instruction
- To obtain credit reports where you have consented
- To meet record-keeping, identity verification and anti-money-laundering obligations under Ontario mortgage brokerage legislation and FINTRAC requirements
- To communicate with you about your file
Consent
We collect, use and disclose personal information with your knowledge and consent, except where the law permits or requires otherwise. You may withdraw consent at any time, subject to legal and contractual restrictions and reasonable notice. Withdrawing consent may mean we can no longer arrange financing for you.
Who we share it with
We disclose personal information only as needed to advance your application: to mortgage lenders and mortgage investment entities, mortgage default insurers, appraisers, title insurers, your lawyer, and credit reporting agencies. We do not sell personal information, and we do not disclose it for marketing purposes by third parties.
Credit reports
With your consent we obtain credit reports from Equifax Canada or TransUnion Canada. A credit inquiry is recorded on your file. We pull credit once where possible and submit only to lenders where your application has a realistic prospect of approval.
How long we keep it
Ontario mortgage brokerage legislation requires brokerages to retain transaction records for a prescribed period after the transaction. We retain personal information for that period and then securely destroy or de-identify it, unless a longer period is required by law.
Safeguards
We use physical, organisational and technological safeguards appropriate to the sensitivity of the information, including restricted access, secure document handling and encrypted transmission where available. No method of transmission over the internet is completely secure, so please do not send sensitive identifiers by unencrypted email.
Cookies and analytics
This website does not currently use advertising cookies. If analytics or advertising tools are introduced, this policy will be updated and any required consent controls will be added.
Access and correction
You may request access to the personal information we hold about you and ask us to correct anything inaccurate. Write to s.gillmortgagecentre@gmail.com or 5757 Kennedy Rd, Unit 2, Mississauga, ON L4Z 0C5. We respond within the timelines set by PIPEDA.
