Why we started
Between us we have spent more than 25 years watching the same thing happen. Someone walks into a branch, gets one answer from one lender, and walks out believing that answer is the market. A self-employed borrower is told their income is $62,000 when their business turns over ten times that. A homeowner with $300,000 of equity is told a consumer proposal on their file makes them unfinanceable for six years.
None of those statements are true across the market. They are true for that lender. The gap between the two is where a broker is worth something, and it is why S2 exists.
How we work
We read the file before quoting anything. That means the actual mortgage statement, the actual penalty in writing, the actual credit report, the actual tax returns. A rate quoted before any of that is a guess, and guesses fall apart at the condition stage.
We submit to lenders where the file has a real chance, not to everyone. Repeated credit inquiries damage a score at exactly the moment it matters most, so we pull credit once and use it carefully.
We show the numbers that do not flatter the recommendation. If consolidating debt into your mortgage lowers your payment but raises your total interest, you will see both figures. If leaving your mortgage alone beats refinancing, we will tell you that even though it means a smaller file for us.
What we cannot do
We are mortgage agents. We do not file consumer proposals or provide insolvency advice, which only a Licensed Insolvency Trustee can do. We do not give tax advice or legal advice. Where a question belongs with your accountant or lawyer, we will say so rather than guess.
