Milton is a new build market, and new build files fail for a different reason than resale files. They fail on dates.
What we see most in Milton
- New build and builder closings on fixed dates
- Assignment purchases before completion
- Files signed two or more years ago where circumstances have changed
- Appraisal shortfalls where value comes in below the agreed price
- First-time buyers moving out from Mississauga and Toronto
Dates decide these files
- Start the mortgage at least 90 days before the firm closing date. Builder occupancy fees, interim occupancy and late-arriving documents all compress the timeline.
- A builder closing date is fixed. If the lender commitment, the appraisal or the occupancy documents are not ready, you are in default with your deposit at stake.
- If you signed the agreement two or three years ago, your income, your credit and the rate environment have all changed. A pre-approval from the year you signed is worth nothing at closing.
- Values can come in below the agreed purchase price, and the shortfall comes out of your pocket. That is manageable months in advance, not weeks.
