Areas we serve
Across the GTA, from Kennedy Road
Our office is in Mississauga and we work across Peel, Halton and Toronto. Each market has its own pattern, and the files that come out of Brampton look nothing like the ones out of Oakville.
Mississauga
Read moreOur office is at 5757 Kennedy Rd, Unit 2, so most Mississauga clients sit across the table from us. It is the closest thing we have to a home market and it is where the largest share of our files come from.
Brampton
Read moreBrampton files look different from the rest of our book, and the difference is income. A large share of Brampton households earn through self-employment: trucking and owner-operator businesses, contracting, logistics, small transport companies. That income is real and often substantial, and it does not read well on line 15000 of a tax return.
Toronto
Read moreToronto splits cleanly into two very different files. Condo purchases, where the property is under as much scrutiny as the borrower. And equity on long-held freehold homes, where the owner has more borrowing capacity than they realise and has never used it.
Etobicoke
Read moreEtobicoke is an equity market. A large share of the housing stock is freehold and has been held by the same owners for a decade or more, which means most of the work here is not purchases. It is releasing equity that has accumulated quietly.
Oakville
Read moreOakville prices push a lot of files past the point where default insurance is available. Above $1,500,000 there is no insured option at all, which means at least 20% down and a conventional mortgage.
Milton
Read moreMilton is a new build market, and new build files fail for a different reason than resale files. They fail on dates.
